RIGHT OF REDEMPTION

TO ALL, WHOM IT MAY CONCERN, and to JOHN ANDERSON; FLORENCE ANDERSON; BENEFICIAL MORTGAGE CO. OF RHODE ISLAND, a Delaware Corporation; and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., a Delaware Corporation and all other persons unknown or unascertained claiming or who may claim any right, title, estate, lien or interest in the real estate involved which is or might become adverse to the Petitioner’s right, title or interest therein as alleged, or which does or may constitute any cloud upon Petitioner’s title as set forth in Petition.

Whereas, a petition has been presented to said Court by Rookies Real Estate, LLC, a Rhode Island Limited Liability Company of 140 Reservoir Avenue in the County of Providence and said State, to foreclose all rights of redemption from the tax lien proceedings described in said petition in and concerning a certain parcel of land situated in the City of Warwick and in said State, bounded and described in said petition as follows:

Those two lots of land, with the buildings and improvements thereon, situated at the southerly corner of West Shore Road and Whalen Avenue, in the City of Warwick and State of Rhode Island, laid out and delineated as Lots No. 29 (twenty-nine) and 30 (thirty) on the plat entitled “Oakland Park Warwick, R.I. owned by Clarewall Land Co. Providence, R.I. June, 1920. C.A. Thayer, Eng’r” and recorded with the Records of Land Evidence in said Warwick in Plat Book 6 at page 23 and (copy) on Plat Card 181.

Said lots together form one parcel bounding northeasterly on West Shore Road eighty-one and 72/100 (81.72) feet, southeasterly on land now or lately of Mary Jane Bourcier ninety-five (95) feet, southwesterly on land now or lately of Virginia Santoro eight (80) feet, and northwesterly on Whale Avenue one hundred eleven and 67/100 (111.67) feet.

Further identified as Assessor’s Plat 359, Lot 355.

If you desire to make any objection or defense to said petition, you or your attorney must file a written appearance and answer, under oath, setting forth clearly and specifically your objections or defense to each part of said petition, in the office of the Superior Court in the County of Kent on or before the 19th day of October, 2012 next, that you may then and there show cause, if any, why the prayer of the petition should not be granted.

Unless your appearance is filed by or for you, your default will be recorded, the said petition will be taken as confessed and you will be forever barred from contesting said petition or any decree entered thereon. And in addition to the usual service of this notice as required by law, it is ordered that the foregoing citation be published forthwith once each week for three successive weeks in the WARWICK BEACON, a newspaper published in said County of Kent.
