AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE CITY OF WARWICK
MADELYN M. DEE, TRUSTEE, ANGELINE M. KIERNAN, TRUSTEE, AND
ELENA M. ROCCHIO, TRUSTEE, PETITIONERS
Be it ordained by the City of Warwick:
Section I. The Zoning Map and the Record Book of Lot Classifications which are a part of the Zoning Ordinance of the City of Warwick are hereby amended by changing the classification of the following described premises from Light Industrial and General Business to General Business.
Lots 39, 47, 48 and 49 on Assessor’s Plat 309 as said plat appeared in the Tax Assessor’s office on December 31, 2011 is hereby changed from a mix of Light Industrial and General Business to General Business.
The Lot is set forth in the legal description and on the map attached hereto as Exhibit A.
Subject to the following conditions and stipulations:
1. That relief is granted for the required location of parking spaces and for less than required size of parking spaces, for parking spaces less than five (5) feet from a building, for less than required loading spaces, for less than required landscaping and for signage larger than allowed to the extent these items are shown on plans approved by the Planning Board.
2. That relief is granted from the Special Use Permit requirement of section 505 in Table 1 Use Regulations of the Zoning Ordinance regarding new or used vehicle sales, with service or outdoor display, in a General Business zoning district.
3. That any additional development on the property shall require a Development Plan Review (DPR) to be approved by the Warwick Planning Board in compliance with City of Warwick Development Review Regulations.
Section II. The Clerk of the Zoning Board of Review is hereby authorized and directed to cause said changes to be made on the Zoning Map and the Record Book of Lot Classifications.
Section III. This Ordinance shall take effect upon passage and publication as prescribed by law.
