There were concerns but no major objections as a handful of Lakewood residents gathered at the Warwick Firefighters Association hall on Warwick Avenue to review a Dollar Tree store proposed for a nearly one-acre lot diagonally across the street.
“As long as the neighbors’ objections are addressed, I’m good with it,” said Ward 2 Councilman Jeremy Rix following the informational presentation last Wednesday night. The development would entail the unification of six separate parcels and the demolition of a house plus two buildings.
The six lots that include general business, residential and office use would be merged to create two lots. On the larger of the lots, 52,521 square feet, Dollar Tree would build a retail store of about 9,000 square feet. The project is estimated to cost more than $1 million, according to attorney K. Joseph Shekarchi, who is representing the developers, Clark Geer Latham and Associates of Mobile, Alabama. He said Dollar Tree would own the property.
There are no immediate development plans for the second lot of 16,754 square feet, which would also be Warwick Avenue. The merger of the properties entails the acquisition of the site of C & L Auto Sales, the business owned and operated by Vincent Ferla, who is running as a Democratic candidate for mayor.
The merger and subdivision of the properties and their use for general business will require master plan approval of the Planning Board and a zone change from the City Council. The Dollar Tree proposal will also require a modest reduction on required parking from 50 to 47 vehicles. As he has done with other development projects, Shekarchi conducted the informational session to brief neighbors on the proposal before plans are formally presented to the city and hearings are scheduled. In such a manner, neighbors can have their questions answered in a less formal setting and concerns raised can be addressed in the ultimate plan.
Although the developers have been working with city planners for the last nine months, Shekarchi said he doesn’t expect they will be ready for Planning Board review until the Oct. 10 hearing. By then Shekarchi anticipates developers will have taken into consideration concerns over lighting, lot drainage and protective measures for a brook that runs along the back of the property, issues raised by Mr. and Mrs. James King, who live behind the site on Young Orchard Avenue. Other concerns brought up related to a loading dock, which will be on the side of the building rather than the back facing the neighborhood, hours of operation and the use of Atlantic Avenue by delivery trucks.
Principal Planner Trish Reynolds, who attended the informational session, said that Dollar Tree agreed to depart from its standard store to take into consideration neighbors to the rear of the property by giving the building more of a finished design rather than that of a featureless wall. She said developers were also receptive to positioning the building on the site so as to provide landscaping in the front and offer a side, rather than a Warwick Avenue entrance.
Developers said they hoped to gain required city approvals in order to start construction by March of next year.

Warwick is attracting these low income stores. While I like dollartree, they are hardly high end stores. The north end around Lakewood is starting to resemble Washington Park in Providence. A dollartree will not increase home prices. We can do better than this.

I read that the discount stores are doing very well in the new retail landscape due to low price and instant buying. Higher end too where people want personal touch and to see the merchandise. It's the middle tier that is all going to Amazon. I dont see this location as having a high end shop. So yeah a dollar tree with convenience, a couple dozen jobs, and inventory and property tax revenue is an improvement.

Actually there might soon be a new business at the corner of Post and Airport in the long-abandoned Mobil Gas station. A guy named Jeff Saleton purchased it and is looking for a tenant. Might be a great location for a Cumberland Farms, a fast-food restaurant or a coffee & donut shop. His Realtor tells me that there are a lot of inquiries so look forward to the new business. I will.

Sure. Why not. Put a Cumby's on every corner. Born and raised in Cumberland Rhode Island they asked Rhode Island for a small tax break to build their new 1,000 employee headquarters and were turned down. Canton Mass. said "Yes!" and we lost that Rhode Island institution to our competing neighbor. Maybe if we treat them better we could attract them back. Maybe to Warwick.

Its logic like this that really sums up the last 4 years of the Corrente campaign. Empty words, with little to no thought behind them. Rick looks on here for any article he can try to make about himself or turn into his very own campaign talking points. Whether it is your child's honor roll accomplishments, someone passing away, an article about community service or a local business being highlighted Rick Corrente can't help but make it about himself and his campaign. The problem is he's never stopped and asked voters what their concerns are. He just shows up spewing nonsense because in his mind "people don't like taxes and government wasting money" so he believes by stating he'd like to cut both, that's all he needs to earn your vote. He's never told anyone how other than saying "increase TTR" because again, in his mind, he believes if he says things like TTR (total tax revenue) voters will think he has a command on issues. How insulting! This is why he embarrassed himself on the 2016 debate stage, being outclassed by high school students.
This same ignorance and stupidity convinced Rick to lie about his own proven tax delinquency, and foreclosure. I have posted the public record of his car taxes while Crickee and Captain have posted his property tax history, civil court history as well as shared links/ sources to the information. Had Rick Corrente been honest in 2016, this wouldn't be an issue in 2018. Again, Rick thought he knew better and exposed himself as the total fraud that he is. He learned nothing from his last election thumping which he lost by a 2 to 1 margin
Rick Corrente knows on Wednesday, September 12th he will lose the Democratic Primary, possibly even finishing in 3rd or 4th place. This after spending over $40,000, running a campaign for 4 straight years and hanging illegal signs all over the city. If Rick could've been honest with voters and answered real questions maybe the outcome would be different. The reason he uses this website is because he's afraid to answer real questions in person. He picks and chooses what questions he answers because he has no idea what he's talking about. Warwick deserves better than Rick Corrente. Anyone who can lie repeatedly after being proven wrong is erratic, unstable, uninformed and ignorant.

Cumberland Farms corporate office is in Westboro MA. Recently relocated from Framingham. There are 2 more scheduled to be built in RI. How do I know that? Well, I am involved in both the projects as well as being involved in 14 other CF projects to date. Again, another example were the fake mayor fails with simple facts.

There are only two groups in Warwick. Those who PAY tax dollars. That's the thousands of voters that I meet every day. Scal, they are on my side 100%. Then, there is that second group. Those who RECEIVE tax dollars. The political insiders. They absolutely DON'T want me to get elected. Acting Mayor Solomon just catered to that second group. He slapped the taxpayers with the largest tax increase allowed by law, (except he lowered taxes on his own properties - see the tax assessors web site. His car dealership at 1129 West Shore Rd. is assessed for LESS THAN HE PAID FOR IT 29 YEARS AGO! I don't think there is another taxpayer in Warwick that can say that! Not even YOU!). Then he gave the money to the political insiders and bought their votes with the taxpayers money. You, I'm sure, were one of them. There is no other reason that you would want "More Taxes - More Spending".
If we had a law that said "Everyone has to vote". I would win in a landslide, but you and I know Scal, not ALL voters vote in the primary. Too bad. We have laws that make people pay mandatory fees and insurances like health insurance, car insurance, car taxes, unemployment insurance, car registrations, sales and income tax, sewer hook-ups, and workers comp insurance but we don't have a law that says "Vote for any candidate you want, but you HAVE to vote." Maybe we should. If we did, Warwick City Hall would represent how the majority of the citizens feel, instead of just the ones who come out in the primary. I sincerely hope every registered voter comes out to vote September 12th. Even you. Until then you anonymous coward of a critic..."Cut Taxes - Cut Spending". That one is just for you.

Cumberland Farms originally moved their headquarters from Cumberland Rhode Island to Dedham Street in Canton Ma. where they remained for decades before then relocating to Framingham, then Westboro. I did a mortgage for their Senior Vice President, Frank Locklin, who started as a cashier for the company and rose to that top position. He lived on Shawomet Ave. here in Warwick. Sadly, that absolute class-act of a person, passed away.
Don't you wish, just once, that Cote would get his facts right?

Once again the idiot Corrente spews more falsehoods stating that Solomon gave himself a tax break. He must think that everybody is as dumb as he is. The last re-val was done in 2016 under Avedisian. Solomon had nothing to do with the process. But if you were to be concerned with the numbers, you should look at the fake mayor's hero Camille Wilkinson. Long time Avedisian cronie. Her property went down thru all 3 evals during her tenure on the council. But Mayor dumbness wont say anything about that will he?
There are only 33 1/2 hours left until Corrente is once again completely humiliated with an overwhelming defeat. However, I'm sure his moronic banter will continue, his law suits with continue, his tax delinquencies will continue, and he will continue to make unrealistic comments on this site to the extent where the reader will unanimously decide that he should be institutionalized.
Being the one person that would have voted for anyone (even Charles Manson) to defeat Avedisian in 2016, I still in good conscience could not cast a vote for Corrente due to his complete lack of knowledge of city processes, zero knowledge on budgetary issues, total panderer, and incapable of performing the slightest bit of research. Not withstanding the constant lies and failure to acknowledge that he was a tax delinquent squatter for years. And then the one most overwhelming document that proved what his internal make up was is as follows:

(Record, 3/12/97, pg 12, lines 8-11) In the same court appearance, Justice Forte asked Corrente, "I'm asking you what your willing to pay temporarily until I can resolve this. Mr. Corrente - "Yes sir"

This small sample of on the record statements demonstrates plaintiff's concern with the court's computation of his income - specifically his contention that certain business and/or personal living expenses should be deducted from his gross earnings. It also shows the amount of money that Corrente believed he could afford to pay for child support: $10.00 per week. Corrente was aware at the time of the issuance of the May 27th court order that the court had not deducted the amounts from his gross earnings that he had wished. He was also aware the the court order stated he must pay $223.15 per week for child support payments: $213.15 more than he stated on the record he could afford. First of all, Corrente has been un-electable since day one due to his lack of knowledge, lack of research skills, lack of name recognition, lack of attracting media, lack of a fundamental realistic plan, his inability to stop pandering, his relentless use of the word "I", and his inability to accept when he makes provable false statements.
Even if the above was not true and/or relevant, the fact that he neglected to pay his property taxes and lost his house to tax sale at the same time he deposited $40,000 into his campaign account speaks volumes as to where his ethics lie in terms of primary responsibilities. Which again, was only bolstered by the following historical facts:

Here's the Nov. 3, 2016 article in the Beacon that reported that the make-believe mayor had lost his former residence to tax sale. To quote: “Corrente continues to live in a house that was sold in a tax sale for taxes due the city.”

As you know, in spite of his own admission, the make-believe mayor continued to not only claim the opposite, but also claim his mortgage lender was to blame.
