Neck properties headline 2 Warwick top home sales for 2019

Sometimes we don’t recognize what we have right here.

That’s the way Bettina Monaco of The Monaco Group, sales associate of Mott & Chace Sotheby’s International Realty, looks at Warwick Neck.

Monaco uses the words “beautiful, enchanted and resort” to describe the neck. And judging from the two highest Warwick residential sales in 2019, she’s not alone in thinking it is strikingly unique.

Monaco represented the seller of 30 Angell Court, which sold earlier this month for $1,675,000. The highest Warwick home sale for the year was at 1330 Warwick Neck Ave. That property sold for $2.2 million.

Monaco said she had multiple offers on the Angell Court home, which according to the Rhode Island Multiple Listing Service was first listed last May at $1.9 million. Monaco said all of the offers came from out of state and that the couple buying the property is from Massachusetts. She said they have young children but are not planning to use the house as their primary residence.

On the east shore of the neck, the house has expansive views of Narragansett Bay. The site is comprised of two lots with the smaller of the lots on the shore and, as Monaco observes, the opportunity to moor a boat off shore or to seek the required regulatory approvals to build a dock.

Monaco said she has found out-of-staters “enchanted” by the Neck and the prices that are lower than what can find elsewhere. She notes, also, that with marinas and golfing nearby, the recreational amenities provide another draw.

According to a release, the house boasts four bedrooms, five and a half bathrooms and was recently renovated “and extensively upgraded to include high-end finishes.”

The grounds surround a spa and heated pool with a cabana.

“But the yard is incredible. The stone terraces provide the perfect space for entertaining,” she said.

“Just steps away from Warwick Country Club, this home is very special. We are proud to have represented the seller,” said Marlene Robinson of Mott & Chace.

Sandra Pellegrino of Coldwell Banker Residential Broker represented the buyer.

Monaco, who has been in the real estate business for 27 years, said the affiliation with Mott & Chace Sotheby’s International Realty gives her tremendous access to the market enabling her to reach potential buyers in 51 countries.

Is she listing other houses on the neck for more than $1 million?

Monaco said she doesn’t have anything comparable to Angell Court at the moment, but she believes Warwick Neck is special.

“We love it,” she said.
