Minor Subdivision - Preliminary Plan

The proposed Preliminary Plan - Minor Subdivision will create four (4) non-conforming lots on one parcel of land designated as AP 4, Lot 300.  The subject lot is the location of the closed Sanders School at 41 Heath Avenue.  The applicant and owner is the City of Cranston.  The parcel contains 22,560 +/- sq ft (.52 +/- acres) and is zoned A-6 residential for single-family dwellings which require a minimum lot area of 6,000 sq ft and 60’ of frontage.

The proposed density conforms to the Comprehensive Plan - Future Land Use Map allocation of Single Family Residential - Less Than 10.89 Units Per Acre with a proposed density of 7.69 units per acre.

The proposed lots are non-conforming with regard to minimum area for lots within the A-6 zoning district.  The proposed subdivision will be serviced by public water and public sewer.

As an abutting property owner, you are invited to attend this public informational meeting at which time, plans will be presented for public comment and City Plan Commission review. Plans for this minor subdivision may be reviewed prior to the meeting in the Planning Department, Room 309, Cranston City Hall, during regular office hours, 8:30 A.M. – 4:30 P.M., Monday through Friday. Additionally, all application materials and staff recommendations will be posted to the Planning Department website prior to public hearing at the following address: https://www.cranstonri.gov/plan-commission-2.7.23/

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting. Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 401-780-3222, seventy-two (72) hours prior to the meeting date.
