PETITION #10870---Ward 9---150 Beachwood Dr.

The petition of Armand Cortellesso, Patriot Homes & Land Development LLC, 150 Beachwood Drive, Warwick, RI, requests a dimensional variance to construct a two-story addition to the existing non-conforming single family dwelling.  Proposed addition having a front yard setback of 9.8’ (30’ required). Subject property having a lot area of 10,911 sq. ft. (15,000 sq. ft. required).  Assessor’s Plat 203, Lots 27 & 28, zoned Residential A-15. (Continued from January 10, 2023 ZB meeting)

The petition of Helene & Robert Moschetto, 24 Whitin Ave., Warwick, RI, requests a dimensional variance to construct a second floor addition for a master bedroom/bathroom and closet to the existing non-conforming single family dwelling.  Proposed addition having a front yard setback of 10.88’ (25’ required), a side yard setback of 4.91’ (8’ required).  Subject lot being a pre-existing undersized non-conforming lot having 4,000 sq. ft. (7,000 sq. ft. required).  Assessor’s Plat 293, Lot 136, zoned Residential A-7.

The petition of Joanne & Joshua Dada, 64 Paxton Rd., Spencer, MA, requests a dimensional variance to construct a second floor addition over a portion of the first floor for a master bedroom/bathroom having a side yard setback of 8’ (20’ required);  Expand the balcony over the existing front porch having a front yard setback of 3.7’ (30’ required); Rebuild garage with storage space above in the same footprint as the existing garage having a side yard setback of 0.3’ (10’ required), and a rear yard setback of 2.3’, and install two (2) air conditioners on the north side of the dwelling having a side yard setback of 6’ (10’ required).  Subject property being a pre-existing non-conforming lot having a lot area of 4,500 sq. ft. The petition of Andrew P. Sigal, Trustee & Shelley J. Sigal-Gertz, Trustee, 14 Fourteenth Ave., Warwick, RI, requests a dimensional variance to construct a 710 sq. ft. two-story pool house with a kitchen and sitting area on the first floor, and an exercise studio on the second floor.  Proposed pool house having a side yard setback of 2.0’ (30’ required), a rear yard setback of 2’ (30’ required), and a height of 24’-9” (20’ required).  Petitioner is also proposing a 10’ x 30’ in-ground pool with a spa.  Proposed pool having a front yard setback of 11.2’ from the property line along Promenade Ave.   Subject property having less than required frontage and lot area.  Assessor’s Plat 374, Lot 62, zoned Residential A-15.

Petition #10876---Ward 4---Old Mill Blvd./Higney Ave.

The petition of Harrington Realty, LLC, 39 Dees Circle, Warwick, RI, and Jewel Associates, LP, 51 Woodbury St., Providence, RI, requests a dimensional variance to construct a new 36’ x 26’ three-story single family dwelling with a built-in garage on the first floor and living space on the second and third floor.  Subject property having a lot area of 6,630 sq. ft. (40,000 sq. ft. required), less than required frontage along both street fronts, and less than required lot width.  Proposed dwelling having a setback of 25’ (40’ required) from the front property line along Old Mill Blvd, a setback of 25’ (40’ required) from the front property line along Higney Ave., a side yard setback of 29’on the east side and 9.1’ on the north side (30’ required for both).  Assessor’s Plat 334, Lot 112, zoned Residential A-40.

The petition of Zarrella Development Corp., 20 Gerald’s Farm Dr., Exeter, RI and Pamela Monteiro, 85 Uncas St., Warwick, RI, requests a dimensional variance to construct a new 35’ x 25’ one-story single-family dwelling on a 3,200 sq. ft. lot (7,000 sq. ft. required), with a 14’ x 4’ covered front porch.  Subject property having 40’ of frontage & lot width (70’ required).  Proposed dwelling & porch having a setback of 15’ from the front property line along Uncas St. (25’ required), and a front/corner yard setback of 7’ from the property line along Mohawk Ave. (25’ required).  Assessor’s Plat 376, Lot 232, zoned Residential A-7.

Petition #10878---Ward 6---Haswill Street

The petition of Debra Zarrella, Trustee of the Debra Zarrella Trust, 20 Gerald’s Farm Dr., Exeter, RI, requests a dimensional variance to construct a new 24’ x 26’ two-story single-family dwelling with a 20’ x 6’ first story deck, and a 10’ x 6’ second story deck.  Subject property having a lot area of 3,824 sq. ft. lot (40,000 sq. ft. required), 47.97’ of frontage along Custer Street (150’ required) and a minimum lot width of 42.47’ (150’ required).  Proposed dwelling having a front yard setback of 9.5’ from the front property line along Haswill Street (40’ required), a front/corner yard setback of 20.03’ from the front property line along Custer Street (40’ required),       a side yard setback of 8.97’ (30’ required), and a rear/side yard setback of 19.73’ (30’ required).  Assessor’s Plat 361,    Lot 137, zoned Residential    A-40.

Petition #10879---Ward 2---369 Warwick Ave.

The petition of Michael Rego & Elite Rentals Inc., d/b/a Elite Rentals and Repairs, 222 Warwick Ave., Warwick, RI, requests a special use permit from Table 1 Use Regulations #419 & #422 to have auto repairs and vehicle rentals on the subject property.  The petitioner is also seeking a dimensional variance from Table 1 Use Regulations #4197 & #4227 for the subject lot having 9,514 sq. ft. (10,000 sq. ft. required); Section 505 & Section 505.1 (A) subject property having 0’ (10’ required) of landscaping across the entire frontage of the lot;  Section 505.6 (A) (1) for having a 0’ (10’ required) landscaped setback for sidewalks or utility easements;  Section 701.2 for minimum size of parking spaces to have stacked parking; Section 701.3 Setback of parking spaces for having a setback of 0’ (10’ required) from the front or corner side yard property line;  Section 701.4 Entrance and Exit, for the stacked parking.  Existing structure having less than required side and rear yard setbacks.  Assessor’s Plat 290, Lot 249, zoned General Business (GB).

Petition #10880---Ward 8---90 Quaker Lane

The petition of Quaker Lane Associates, 90 Quaker Lane, Warwick, RI, and Dean deTonnancourt, 57 Old Forge Rd., East Greenwich, RI, requests a use variance to have more than one free-standing sign.  Petitioner is proposing to install (3) 6’ x 5.8’ free-standing signs.  Assessor’s Plat 241, Lot 28 zoned Office (O).
