The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.
Petition #11063 Ward 6 189 Ottawa Ave.
The petition of Mark & Heather Hartshorn, 189 Ottawa Ave., Warwick, RI, requests a dimensional variance to construct a 10’ x 20’ enclosed porch on the side of the existing non-conforming single-family dwelling. Proposed porch having a front yard setback of 8.7’ (40’ required). Subject property being a pre-existing undersized lot. Assessor’s Plat 375, Lot 193, zoned Residential A-40 & Residential A-7.
Petition #11064 Ward 5 20 Oakland Beach Ave.
The petition of Avocado Road Partners, LLC, 7 Whittier Place, Suite 108, Boston, MA, requests a dimensional variance to install a 40” x 60” double-sided free-standing sign for the existing residential apartment complex. Proposed sign being larger than allowed in a residential zoning district (1.5 sq. ft. allowed). Assessor’s Plat 352, Lot 1, zoned Residential A-10.
Petition #11065 Ward 9 344 Centerville Rd.
The petition of The Narragansett Electric Company, 280 Melrose St., Providence, RI, requests a special use permit from Section 603.2 of the Warwick Zoning Ordinance, to replace the existing security fence with a new security fence, reducing the height by one (1) foot, expanding the fence line in two locations to provide space for new entrance gates, and to have razor/barbed wire security combination on top of the fence. Assessor’s Plat 243, Lot 5, zoned Residential A-15.
Petition #11066 Ward 1 98 Post Rd.
The petition of Michael Hechavarria & Kingsley Catalucci, 98 Post Rd., Warwick, RI, request a special use permit from Table 1 Use Regulations #101.1, to convert the existing single-family dwelling to a two-family dwelling. Petitioner is also seeking a dimensional variance to construct a dormer addition, having a front yard setback of 17.60’ (25’ required), and a side yard setback of 7.98’ (8’ required). Assessor’s Plat 292, Lot 479, zoned Residential A-7/Historic.
Petition #11067 Ward 1 114 Merry Mount Dr.
The petition of Shannon & Nicholas Blair, 114 Merry Mount Dr., Warwick, RI, requests a dimensional variance to replace the existing above ground pool with a new above-ground pool. Proposed pool having a front/corner/ yard setback of 14.4’ from Namquid Drive (25’ required). Assessor’s Plat 306, Lot 286, zoned Residential A-10.
