II. PUBLIC HEARING AS ZONING BOARD OF REVIEW - Discussion and/or action and/or vote regarding the following petitions. The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.

Petition #11008                 Ward 5                 Samuel Gorton Ave.

The petition of Jason P. White, 272 Tiffany Ave., Warwick, RI, requests a dimensional variance to construct a new single-family dwelling on an undersized non-conforming lot.  Proposed dwelling having a front yard setback of 8’ from the front property line along Tidewater Drive (18.75’ required), subject lot having less than required frontage & lot width.  Assessor’s Plat 355, Lots 269 & 245, zoned Residential A-7.

The petition of Mario Pezzatti, 41 North Shore St., Warwick, RI, requests a dimensional variance to construct a 12’-9” x 40’ first floor addition, and a 33’-3” x 40’ second floor addition to the existing single-family dwelling.  Proposed addition having a front yard setback of 25.5’ (40’ required), and a side yard setback of 9.3’ (30’ required).  Assessor’s Plat 359, Lot 63, zoned Residential A-40.

The petition of St. Kevin’s Church Corp., 39 Cathedral Rd., Warwick, RI, and Diocesan of Providence, Cathedral Square, Providence, RI, request a use variance to replace the existing free-standing sign with a 5’-2” x 7’-2” LED message board sign.  Proposed sign being larger than allowed in a residential zoning district & prohibited by the Zoning Ordinance.  Assessor’s Plat 338, Lot 2, zoned Residential A-10.

The petition of Nicholas J. Paradiso, 2 Guild Ave., Warwick, RI, requests a dimensional variance to raze the existing detached garage to construct a new 22’ x 20’ one-story detached garage.  Proposed garage having a front yard setback of 15’ (25’ required).  Assessor’s Plat 358, Lots 205-207, zoned Residential A-10.

The petition of 1276 Bald Hill Rd., LLC, 139 Front St., Fall River, MA, requests a dimensional variance to add two sign panels (95.82 sq. ft.) to the existing free-standing sign.  Proposed sign being larger than allowed and previously approved by the Board.  Assessor’s Plat 255, Lots 9 & 10, zoned General Business (GB).

The petition of Chris Ferranti, 47 Country Club Dr., Warwick, RI, requests a dimensional variance to construct a 12’ x 20’ carport.  Proposed carport having a side yard setback of 1.5’ (5’ required), and a rear yard setback of 8.5’ (10’ required).  Assessor’s Plat 304, Lot 105, zoned Residential A-7.

The petition of John & Lauren White, 614 Meadow View Ave., Warwick, RI, requests a dimensional variance to construct a 33’ x 26’ two-story addition for a foyer, and an attached garage with a family room, gym and office above, to the existing non-conforming single-family dwelling.  Proposed addition having a setback of 7.9’ from the front property line along Meadow View Ave. (25’ required).  Petitioner is also proposing to construct a 15’ x 34’ roof over the existing patio.  Proposed roof having a setback of 1.3’ from the front property line along Tiffany Ave. (25’ required).  Assessor’s Plat 358, Lot 35, zoned Residential A-7.

The petition of Michael Beaulieu, 250 Grand View Dr., Warwick, RI, requests a dimensional variance to construct a 6’ x 36’ covered front porch.  Proposed porch having a front yard setback of 19.3’ (25’ required).  Assessor’s Plat 367, Lot 36, zoned Residential A-7 & A-10.

III.       APPROVAL OF MINUTES – Discussion and/or action and/or vote regarding the Regular Meeting Minutes of the October 8, 2024 meeting.
