The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.

The petition of Robert & Beverly Redman, 110 Vernon St., Warwick, RI, requests a dimensional variance to construct an inground pool.  Proposed pool having a rear yard setback of 3.1’ (10’ required).  Assessor’s Plat 329, Lot 29, zoned Residential A-7.

The petition of William Murphy, 5 Nichol Ave., Warwick, RI, requests a dimensional variance to construct a new 10’ x 18’ front deck.  Proposed deck having a setback of 1.3 from the front property line along Pevear Ave. (17’ required).  Assessor’s Plat 367, Lot 196, zoned Residential A-7.

The petition of RSM Electric, LLC, 5 Soule St., Warwick, RI, and AEMD Commercial, LLC, P.O. Box 19005, Johnston, RI, requests a use variance to replace the face on the free-standing sign with an LED Message Board sign.  Proposed sign being prohibited by Section 804 of the Warwick Zoning Ordinance.  Also seeking a dimensional variance for the sign having a front yard setback of 5.4’ (10’ required).  Assessor’s Plat 273, Lot 505, zoned General Business (GB).

The petition of 1850 Post Road Owner, LLC, 850 New Burton Rd., Suite 210, Dover, DE, requests an amendment to a previously granted resolution to convert an area on the first floor of the residential apartment building into a restaurant.  Subject property having less than required parking, and landscaping.  Assessor’s Plat 332, Lot 339, zoned Gateway (G).

The petition of Bisono Realty, LLC, 1745-1747 Elmwood Ave., Warwick, RI, requests a dimensional variance to occupy the subject property as a highway safety equipment business.  Seeking relief from Section 505, for not providing a 10’ minimum landscaped area along the frontage, less than required setbacks of parking spaces, less than required driveway width along Elmwood Ave., more than required driveway width along Trask St., and less than required driveway width along Harrington Ave.  Assessor’s Plat 286, Lots 387, 288, 289, 421, 423 & 424, zoned General Business (GB).
