II. PUBLIC HEARINGS AS ZONING BOARD OF REVIEW - Discussion and/or action and/or vote regarding the following petitions. The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.

Petition #10884---Ward 6---90 Kenway Ave.

The petition of William B. Fooks, 43 Magnolia Lane, Coventry, RI, requests a dimensional variance to demolish the existing dwelling to construct a new 22’ x 34’    two-story single family dwelling.  Subject property having a lot area of 3,400 sq. ft. (7,000 sq. ft. required), and 40’ of frontage & lot width (70’ required).  Assessor’s       Plat 375, Lot 51, zoned Residential A-7.

Petition #10885---Ward ---4 Spring Garden St.

The petition of Amy Russell, 4 Spring Garden St., Warwick, RI, requests a dimensional variance for constructing a deck with a front yard setback of 16’ (25’ required).  Subject property and dwelling being pre-existing, non-conforming.  Assessor’s Plat 292, Lot 314, zoned Residential A-10 with a Historic Overlay.

The petition of Northend Realty, LLC Retirement Plan, 240 Chestnut St., Warwick, RI requests a dimensional variance to construct a new 28’ x 36’ two-story single family dwelling with a 12’ x 12’ deck.  Proposed dwelling having a front/corner yard setback of 10’ (25’ required).  Assessor’s Plat 379, Lots 268 & 269, zoned Residential A-7.

Petition #10887---Ward ---33 Talcott St. & 112 Vohlander St.

The petition of Barbara Berard, 33 Talcott Ave., Warwick, RI, & Saba Khouri, 326 Strawberry Field Rd., Warwick, RI, requests a dimensional variance to legalize the subdivision of Assessor’s Plat 333, Lots 82 & 83.  Lot 82 having an existing single family dwelling with less than required front & side yard setbacks, and Lot 83 having     an existing single family dwelling with less than required front & side yard setbacks,    and less than required lot area, frontage & lot width.  Existing garage having less than required side & rear yard setbacks.  Assessor’s Plat 333, Lots 82 & 83, zoned Residential A-7.

Petition #10888---Ward 9---Greenbush Rd.

The petition of Robert Mitchell, 71 Greenbush Rd., Warwick, RI, requests a dimensional variance to construct a new 27’ x 52’ single family raised ranch.  Proposed dwelling having a side yard setback of 22.4’ on one side, and 25.6’ on the other side (30’ required), and a rear yard setback of 30’ (40’ required).  Subject property having a lot size of 10,000 sq. ft. (40,000 sq. ft. required), with 100’ of frontage and lot width (150’ required).  Assessor’s Plat 228, Lots 55 & 57, zoned Residential A-40.

Petition #10889---Ward 5---1330 Warwick Neck Ave.

The petition of Thomas & Suzanne Denunzio, 1330 Warwick Neck Ave., Warwick, RI, requests a dimensional variance to demolish the existing single family dwelling (existing three-car garage will remain), and construct a new single family dwelling having a 19.3’ side yard setback (30’ required).  Assessor’s Plat 385, Lot 72, zoned Residential A-40.

Petition #10890---Ward 4---201 Beach Ave.

The petition of Thomas McGinn, 201 Beach Ave., Warwick, RI, requests a dimensional variance to construct a new 40’ x 40’ detached garage.  Proposed accessory garage being larger than the primary structure (single family dwelling).  Assessor’s Plat 331, Lot 130, zoned Residential A-7.

Petition #10891---Ward 6---2615 West Shore Rd.

The petition of JSC Management Group, LLC, 16 Lynwood Dr., Lyndonville, NY and Renaissance Development Corp., 35 Sockanosset Cross Road, Cranston, RI, requests a dimensional variance to reduce the number of existing non-conforming parking spaces by an additional 7 parking spaces (60 spaces required, 35 spaces proposed). The petitioner is proposing to reconfigure the existing single lane drive-thru to add an additional lane to provide a side by side layout, with associated site/landscaping improvements.  Assessor’s Plat 349, Lot 734, zoned General Business (GB).
