I. CALL TO ORDER – ROLL CALL

II. PUBLIC HEARING AS ZONING BOARD OF REVIEW - Discussion and/or action and/or vote regarding the following petitions. The Zoning Board may approve, approve with conditions or deny the following petitions/applications, as may be modified by testimony and/or evidence presented throughout the public hearing; and/or possible vote to continue a petition’s public hearing to a date determined.

EXTENSION OF GRANT

Petition #10934              Ward 4              11 Terrace Ave.

The petition of Mark Paradise, 11 Terrace Ave., Warwick, RI, requests a dimensional variance to construct a two-story addition, and an attached garage to the existing non-conforming single-family dwelling.  Proposed garage having less than required front yard setback.  Subject property being a pre-existing undersized lot.  Assessor’s Plat 336, Lots 324-326, zoned Residential A-40. (Previously approved 10/10/2023)

Petition #11002              Ward 4              10 Fern St.

The petition of Mario Amaral, 10 Fern St., Warwick, RI, requests a dimensional variance to install a pool with a deck.  Proposed pool having a front yard setback of 6.3’ from the front property line along Fern Street.  Proposed pool and deck having a front yard setback of 5’ from front property line along Vernon Street.  Assessor’s Plat 329, Lot 98, zoned Residential A-7.

Petition #11003              Ward 5              25 Palmer Ave.

The petition of Michael Capuano, 2 Burnett Rd., Warwick, RI, requests a special use permit to convert the existing structure to a two-family dwelling.   Existing structure having one existing office space, and one residential dwelling unit.  Assessor’s Plat 357, Lot 190, zoned General Business (GB).

Petition #11004              Ward 5              292 Samuel Gorton Ave.

The petition of Michael Capuano, 2 Burnett Rd., Warwick, RI, requests an amendment to a previously granted petition to remove stipulation #1 (the second floor of the garage is limited to storage use only and shall not be intensified into habitable living space), and stipulation #2 (the second floor of the garage shall not contain domestic/commercial cooking appliances and/or bathroom, water closet compartments or other similar rooms).  The petitioner is proposing to convert the storage space on the second floor of the detached garage to a personal gym, and a bathroom.  The petitioner is also seeking a special use permit to convert the second floor of the existing single-family dwelling to a two-family dwelling by constructing a full shed dormer.  Assessor’s Plat 356, Lot 6, zoned Residential A-7.

Petition #11005              Ward 5              14 Lippitt Ave.

The petition of Glenn & Patricia Marina, 38 Lippitt Ave., Warwick, RI, requests a dimensional variance to construct a new single-family dwelling with an attached garage, and an 885 sq. ft. accessory dwelling unit above the garage.  Proposed dwelling having a front yard setback of 12’ (30’ required), and a rear yard setback of 13’ (30’ required).  Assessor’s Plat 335, Lot 265, zoned Residential A-15 & A-7.

Petition #11006              Ward 2              1783 Elmwood Ave.

The petition of David Hayes, 120 Scituate Ave., Hope, RI, requests a use variance to replace the existing free-standing sign with a new LED message board sign.  Proposed sign being prohibited by the Zoning Ordinance.  Assessor’s Plat 286, Lot 413, zoned General Business (GB).

Petition #11007              Ward 7              18 Pevear Ave.

The petition of Lowell Harris, 18 Pevear Ave., Warwick, RI, requests a dimensional variance to construct a second-floor addition to the existing non-conforming single-family dwelling.  Proposed addition having a side yard setback of 2.8’ (8’ required).  Assessor’s Plat 367, Lot 208, zoned Residential A-10 & A-7.

III. APPROVAL OF MINUTES – Discussion and/or action and/or vote regarding the Regular Meeting Minutes of the September 10, 2024 meeting.
