Petition #10981                                    Ward 1                                    7 Spring Garden St.

The petition of William Rogers & Rebecca Scheinder, 7 Spring Garden St., Warwick, RI, and Leonard Baum Architect, 218 Grand Ave., Cranston, RI, requests a dimensional variance to remove the existing one-story porch, and construct a new 12’ x 23’-4” two-story addition to expand the existing living and dining room on the first floor, and a master bedroom on the second floor.  Proposed addition having a front yard setback of 18.34’ (25’ required).  Assessor’s Plat 292, Lot 327, zoned Residential A-10/Historic.

The petition of David & Christine Testoni, 45 Sutter Ave., Warwick, RI, requests a use variance to install a fence higher than allowed, with a proposed height of 10’ (6’ allowed).  Assessor’s Plat 246, Lot 12, zoned Residential A-10.

The petition of James Magee & Maylene Hugh, 56 Beachwood Dr., Warwick, RI, requests a dimensional variance to demolish the existing single-family dwelling to construct a new single-family dwelling with an attached garage in the front.  Proposed garage/dwelling having a front yard setback of 20.2’ (30’ required), a side yard setback of 5.3’ (20’ required), a side yard setback of 15.1 (20’ required).  Subject property having a lot area of 7,633 sq. ft. (15,000 sq. ft. required), and 50’ of frontage & lot width (125’ required). Assessor’s Plat 203, Lot 11, zoned Residential A-15.
